Well, congratulations you have gotten your pre-approval letter and are ready to FIND YOUR HOME! Before you and your real estate agent venture out and start "looking" it is a good idea to sit down and fill out your wish list...remember when you were little and it was Christmas time and you'd have your list all ready waaaay before Thanksgiving? You want to sit down and discuss your wish list with your significant other, if that is the case. When you have two peoples hopes and dreams of their first home, fullfilling both persons expectations can be alittle tricky--so having that all hammered out in a list of must haves, may haves and never haves, makes the actual showing process less stressful.
Having a clear picture of each person's preferred locations, type of home (rancher, townhome etc.) number of bedrooms etc. all written down makes it much more direct to set up searches and get out to see only the homes that fit your needs.
Try this: On a sheet of paper put these headings-each person involved in the decision making process gets a sheet. Fill out your page and then get together compare and sort through until you have one common page....
Example:
Must-Haves May-Haves NEVER-Haves
3 bedrooms finished basement rancher
5 miles of work central air near firehouse
dining room fenced yard hilly property
Once you have worked through and combined your lists into one list, you are ready to give this specific information to your real estate professional and he/she will input the information into her search criteria and VOILA! You will find your list of your very first showings! This simple but very useful process will eliminate visiting properties that one person likes but the other doesn't, but will go anyway in order to avoid hurting that persons feelings. It will help to pinpoint finding your DREAM HOME more quickly!

Ready-Set-GO....You're ready to buy your first home--What first?
Newlywed? Young Professional? Whomever you may be...you have been thinking about buying your first home. You've been hearing from CNN and Good Morning America how miraculously low the interest rates are, how incredibly great deals on homes are around every corner...
These facts are true. So, first things first. As much as you'd love to get right out there and visit some of those dream properties, you need to know what you can afford and where you stand, financially. This is probably the BIGGEST hurdle to get over in the home buying process.
You will want to contact a mortgage representative. In this volatile economic climate you will want to be absolutely sure that you are working with a seasoned professional. A good place to look would be any bank or credit union that you have done business over the years. If they do not handle mortgages, they should be able to point you in the right direction. You can also ask your trusted real estate professional for a recommendation. They are very aware of mortgage professionals who are very devoted to their clients as well as make the whole mortgage application process go smoothly from beginning to end.
When you have selected someone that you feel comfortable working with, you will want to have all your documentation ready. You will want to make sure you have access to your last one to two years tax returns as well as your most recent paystubs. Also, having all your debt (car and student loans, credit cards etc) calculated will be a big help. Your credit score will be reviewed and used along with something called your debt to income ratio. All the factors will be compiled together to get a full picture of whether you will be able to get that coveted pre-approval letter that you will need to include with your offer to purchase that first home. This will also determine the amount that you are going to be able to qualify for and how much money you will need to bring to the settlement table. These numbers will be a good faith estimate; of course final numbers will vary depending on your actual homes' price etc. If you find that you are not able to qualify for a mortgage at this time, your mortgage professional will be able to help to point you in the right direction in order to correct any issues that may be standing in your way. That pre-approval letter may only be a few short months away!
YOU'RE PRE-APPROVED! Once you have crossed this bridge, you are ready to sit down with your pen and paper and determine what are the must-haves and must-NOT-haves in your first home!

Distressed Sellers Have Enough Problems; Why Are Agents Making It Harder?

It breaks my heart whenever I get a phone call or email from a homeowner that tells me that they don't know what to do...
"I've missed 2 mortgage payments and have been trying to get some help from my mortgage company but they won't return my calls. I guess I'll just let the house go into foreclosure."
These people, are functioning on a day to day basis from a place of desperation, despair and hopelessness. Unfortunately, THESE are the people that are being stalked by the predators that are out there today taking advantage of that desperation. Mortgage modification scams are appearing in peoples mailboxes everyday. This is not to say that there aren't legitimate modification programs. As a matter of fact, there is new legislation coming into effect that will mandate more accountability on the side of the lenders, such as a 30 day period of time to respond to modification requests from homeowners and there needs to be a written notification as to why the modification is not accepted on the part of the lender.
Sadly, there are real estate professionals out there that either; by their lack of knowledge on the subject or by deliberate actions are giving false and sometimes even illegal advice to distressed homeowners. Just yesterday, I was in contact with a seller that had entered into a listing agreement with an agent that suggested to them that they "Just Stop Making their Mortgage Payment to qualify for a Short Sale". This is completely and absolutely unacceptable. If you are financially able to make your payments, you are legally obligated to do so. BUT, if, due to a financial hardship it has become impossible to meet these obligations; there are options.
In closing...I just want any distressed homeowners to know that there ARE legitimate options to just "walking away". Approach with caution any modification programs that arrive in your mailbox unsolicited. There is plenty of great information on this site:

2009 The Two (Emotional) Sides to the Settlement Table
I've been very fortunate to have had quite a few settlements over the last few months. Sitting at one settlement in particular last week brought a very important factor to mind--a MAJOR factor in why I decided to go into real estate in the first place.
We as real estate professionals are not just selling bricks and mortar...we are selling hopes, dreams, memories and commitments that have become part of that home.
Great real estate deals sometimes come out of unfortunate situations. There are many people losing their homes because of lost jobs and income, lost marriages--while there are other first time homebuyers; for instance, that are benefiting quite nicely by another's misfortune. Such is the way of the world, I know...
While sitting at that settlement table last week, I looked at my buyers side of the table--so full of happiness and joy at their first home together as newlyweds...then across the table at the sellers, who were divorcing and moving out of their family's home with tears of sadness streaming down the wife's face.
I just feel the need to remind my colleagues that we as real estate professionals have a duty to our clients to not only handle their transactions with the utmost detail and efficiency but even more important in my opinion, to respect and take into consideration any and all emotions that go along with that transaction. Be courteous and kind... your clients have put their lives in your hands and we must nurture and respect that part of their real estate transaction as well!

I just wanted to send out my heartfelt thank you to Terese Brittingham, Amity Atkins and all those that helped to make the Keller Williams Community Day in Limerick PA such a wonderful success.... I've only been a member of this office for a short time, but the effort that everyone put into bringing together the local families has most certainly reinforced my decision to come and be a part of the Keller Williams Realty family. This was truly an event for the community...and despite the horrible cloudy, mucky, rainy day....it was a tremendous success. There were so many smiling (painted!) childrens faces...covered with cotton candy--enjoying all the free games and fun. FIRST TIME Homebuyer Tax Credit Frequently Asked Questions...
When do I need to purchase to qualify?
If you buy a home between Jan. 1 and Dec. 1 this year and close escrow during these dates, you will qualify for an $8,000 tax credit - as long as it is your primary residence and you meet the simple requirements.
How does the law define "first-time homebuyer"?
The law defines "first-time homebuyer" as a buyer who has not owned a principal residence during the three-year period prior to the purchase.
What are other requirements to qualify?
All U.S. citizens who file taxes are eligible to participate. An income limit of $75,000 a year for individuals and $150,000 a year for joint filers also applies.
How do I apply for the credit?
Taxpayers should use IRS Tax Form 5450 to claim the first-time homebuyer tax credit.
Does the credit have to be repaid?
No. Unlike a similar tax credit passed in 2008, this $8,000 tax credit does not have to
be repaid to the IRS.
Can I use the tax credit toward a down payment or other closing costs?
Yes. An announcement made May 29 allows the tax credit to be used toward purchase costs of a home, including down payment in some cases. This can be done one of two ways. First, buyers using an FHA-approved lender can sell their anticipated tax credit to the lender and use the proceeds to immediately apply the tax credit to any down payment above the minimum down payment of 3.5 percent required with FHA-insured mortgages. Second, buyers who receive financing through state housing finance agencies and certain non-profits will be able to use the tax credit for their down payments via a tax credit advance loan that does not result in any cash back to the buyer. In both cases, buyers can only access the credit after filing their tax returns with the IRS.

Kudos to the American Shopping Public...We're learning to Prioritize and SAVE!
While this post may not be wildly popular with the real estate community..In my opinion, it needs to be said:
This economy has put a strain on everyone's lives; that goes without saying. But without sounding like "Susie Sunshine" here, there IS a silver lining to this recession. It has taught all of us to do what our grandparents have always known-decide what you REALLY want and SAVE for it. There is pure satisfaction in knowing that you just purchased that bag with your hard earned cash and you won't be paying for it month after month on your credit card.The difference between paying with cold hard cash is a tangible one as well. Having to physically count out each bill and coin makes it pretty hard to ignore how much of your money you're actually handing over. When signing those credit card slips you can somehow con yourself into believing that it's not really money you're spending.
This new outlook on spending is of course, spilling over into the real estate market. The mortgage industry is just not as eager to squeeze you into that home that you probably shouldn't be buying anyway. Good thing. Buyers are home shopping with a more realistic attitude these days. While that 5 bedroom home with all that extra space might be nice, the reality of having to heat that home down the road has taken on a more important place in the decision making. The concept of having a Plan B in case you lose your job has become one of the deciding factors in a home purchase these days, thankfully. In years past, the idea of losing your job seemed like some fairy-tale possibility off in the distance.
So, to you-Nasty old recession- I say, " Thank you for the reality check, we are learning to take responsibility for our actions, practicing the age-old art of saving our pennies and becoming aware of all the true waste in our lives." Kudos to us!

Great little "Stay-cation" Idea...Visit the Days of World War II
I'd written a blog some time back about a really fun exhibit that I'd seen at Pottstown's Community Days. It is called Reflections of World War II. It is a large trailer/vehicle that has been converted into the "Home" of a typical family during WWII; from an old icebox, and nostalgic music on the radio to the exact bedroom with chenille bedspread that my own grandparents had, back in the day! The people that "live" in the exhibit are all dressed in the garb of the day...They are true history lovers and are there to make the experience truly real for you and your family. I wanted to include their calendar of events so during the course of this Summer of high gas prices- you might be able to have some fun during what many families are calling their STAY-CATIONS!

Pictures at Pottstown's 30th Annual 4th of July Festivities
Let me start my photo show of our soggy, yet very exciting beginning to the 4th of July festivites; the traditional parade! These two very attractive people above are my daughter, Megan and my grandson, Ashton under the required umbrella awaiting the beginning of the parade. Although, it wasn't quite the same with the steady rainfall...I have to say the beautiful array of umbrellas did add a unique look to the day!
How about this contraption? We couldn't tell if it was a motorcycle or a car! Personally, I think it looks like a new age Batmobile!
I wish you could see the detail alittle better in this picture...These are all mini-versions of work vehicles; a tractor, cement mixer and there's also a mini-tractor trailer... They called it their Big Toys on Parade!
These people had too much fun, I'm telling ya!
I watched this man get on and off this bike with no effort whatsoever... he was absolutely amazing!
What would a 4th of July celebration be without Uncle Sam? At the end of the parade, you could shake hands with Uncle Sam and the kids would get a flag from him down at the festivites at the Memorial Park just down the street.
I hope everyone's holiday was as wonderful as mine! I feel sincerely blessed and grateful for everyone at the Parks and Recreation department and all the other people that made our somewhat soggy holiday a great one! They even managed to pull off the fireworks after hours of rainfall--Awesome event everyone!


The 4th of July in Pottstown is like the Good Ole' Days...
30 Years Pottstown has been celebrating the 4th of July like it's supposed to be!
I must say that the residents in and around the Pottstown area are one very lucky bunch during the 4th of July Holiday. To me, it has come as second nature, a celebration that has been here for most of my life. But, as time rolls on, I've come to realize that not every town is fortunate enough to have such a wonderful tradition to look forward to. As a matter of fact, in speaking with many friends from around the country, very few towns have the type of camaraderie of this special holiday and there are many people that travel miles to join our hometown tradition. Many, many thanks are due to the hard work and dedication of the Pottstown Parks and Recreation department as well as the many donations from our residents and friends.
The 4th of July holiday brings the opportunity to get out and have some good ol' fashioned fun and run into friends, family and school mates that you probably haven't seen in ages--at least since you bumped into them last 4th of July! The excitement kicks off with a car show and a flea market prior to the 4th and the day is ushered in by - what else- a parade. Not just any parade, one that has just about everyone, young and old is seated in their lawn chairs along High Street to watch the innovative and funny floats, the many bands and community groups, schools and of course our 4th of July Homecoming Queen (who was elected at the festivities the evening before) all go by, proudly. The excitement follows the parade into Memorial Park where you can get just about any type of food your little heart can imagine. There you can watch hot air balloons take off, baby contests...oops did I forget the fireworks? Sound like fun? Anyone in the area-please stop in and help enjoy our 4th of July holiday fun. You may decide to make it YOUR new Independence Day tradition, too!

Pottstown's Homeownership Initiative loans get a boost to $10,000 for New Buyers!
The Homeownership Initiative Program in Pottstown just got a healthy jolt--IT DOUBLED! This time it's in your favor, Mr. (and Miss-don't want to leave anyone out!) and Mrs. Homebuyer in Pottstown! Usually, we're dreading gas prices, taxes, food prices etc. doubling and we all know what it feels like when those prices are doubling by leaps and bounds these days. But this time you're receiving - not giving!
This program began several years ago with money that was received through the Montgomery County Revitalization Fund. It's purpose is to provide forgiveable loans to new homebuyers in Pottstown to make improvements to their homes. The original program was set up for a single residence to have a $5000 maximum available. That limit has just jumped to $10,000. How great is that? The program was also created to try and encourage the conversion of Pottstown's many multi-unit properties back into single family homes. Originally there was a $5000 limit per unit removed-that has just doubled for the first unit to $10,000 and remained at $5000 for each additional unit.
The new guidelines apply to all applications made on or after July 1 for any property located in the boundary area and purchased on or after July 1, 2007. As of this time, the program has been extended through Feb 1, 2010.

Part IV Selling Your Home? Things You Really Must Consider...
Flashback three years ago.... if you had a home to sell that was clean and in good condition, you could pretty much bank on it selling pretty quickly. As a matter of fact, in many neighborhoods, buyers had to have the speed of light on their side to get an offer placed in time before that average home was snatched up right before their eyes. Buyers were overlooking the little things that they otherwise might be focusing on in a home and going with the idea that they can make those little fixer-upper changes on their own.
Flashforward (is that a real word--I dunno; not sure on that one!) to 2008... your home must not only be clean and in good condition--it really must be virtually flawless and presented impeccably.
Having an agent that has an excellent staging team on board is extremely helpful in getting homes sold in a challenging market. Some sellers have difficulty getting past the idea that "It's only paint-the new owners will probably want to paint it their colors anyway". This is probably one of the biggest mistakes you can make as a seller. Buyers, as I have mentioned in past blogs, make their decision as to whether they like a house or they don't within a few seconds of entering the front door. It is the initial reaction to what they see AND FEEL. If your living room is painted in bright yellow and they hate yellow--your house already has a huge strike against it. Couldn't they just re-paint? Well, of course they could and it's not even an expensive investment on their part. But, it has created in their mind the feeling that maybe this house isn't right "from the start" and they begin to look at and focus on the negatives instead of the positives in the property. This also holds true with clutter and overcrowded rooms. Sellers have the mind-set, "Well, they're not buying my stuff, they're buying the house". Again, some years ago, the buyers would gladly overlook your "stuff" because they didn't want to take the chance of losing the house of their dreams. Today, the buyer has the ability to be more choosy and a clutter free home just presents that warm and fuzzy feeling that they are looking for...not to mention gives your home a more spacious feeling!
So, if you'd like to sell your house as quickly as possible in this market; your best bet is to take the time to make sure your home "Puts it's Best Foot Forward" so to speak. Here's another favorite saying:

How many times when you were a child did you hear that one? This one was my grandmother's mantra. If you really think about it; how often were you in a situation uncomfortably sitting with your foot neatly jammed in your mouth...truly wishing you could take back what you just said? If only you'd have exercised that favorite saying...
If You Don't Have Anything Nice to Say Don't Say Anything At All!
Well, Nan--I'm here to tell you that in Real Estate I have to disagree with you on this one. At least from a listing presentation's perspective. Let's try these scenarios on for size and see which one you choose as the seller:
Situation 1- You are selling a home that you and your family have lived in and loved for over 20 years now. But, it is time to move on and you believe that your house is perfect and ready for the market. Your agent comes in and does his/her initial walk through and you sit down at the table to discuss your home and it's listing. During your discussion, you talk over the pricing and any questions you may have. In this situation, you agree on the price and he/she quietly takes the pictures of your home and smiles sweetly, you shake hands and off he/she goes to list your home.
Situation 2- Same seller and scenario, but this agent comes in and walks through your home with you and points out situations that may need to be addressed; possibly painting the window sills or (GASP) removing the large abstract painting in the living room that your daughter did for you in the sixth grade. He/she presents to you the idea of replacing the carpet in the bedroom, because, as sometimes happens- a homeowner may have become so accustomed to something they tend to miss it. But, the bedroom carpet has a lingering odor of cat pee-pee! This agent smiles sweetly, you shake hands and off he/she goes to prepare your listing.
Now, obviously, the first situation's agent has instituted the If You Don't Have Anything Nice to Say Don't Say Anything At All philosophy. While he/she is busy being polite, he/she also detected the smell of the pee-pee and also realized that the painting, while valuable to you, was quite distracting to buyers. But, for fear of insulting you decided to keep it to herself and hope for the best. Did I mention that the first scenario's listing was sitting on the market for 3 months with regular showings but NO offers?
The second scenario, decided that "nice to say or not" - You, the seller NEED to know that other people can smell the "cat's little indiscretions" in the bedroom and that perhaps a more neutral painting would work better in the living room. That agent knew that she needed to risk offending or insulting you because the pure fact is that your house WON'T sell if you don't address the facts. Now, we'll assume that these sellers got over the tough talk and took care of the things that the agent suggested. Guess what? Their house was on the market for 3 weeks and received 3 competitive offers.
Now, Mr. Seller-which agent do you want to work with? I have to say, thanks to my grandmother, I believe that you should always be polite and kind in everything you do. But, when it comes to getting my listings sold... I choose to use another little ditty that she used to say.... Everything goes down alittle easier with a little bit of honey. You never heard that one? Whenever I was small and needed to take medicine-she'd follow it up with a teaspoon of honey. I'm thinking she may have just made this one up. But, she also used it when she had to deliver tough news...So, when I am at a listing that needs a little tough news- I put on my best (honey sweet) smile and deliver it in my best (honey sweet) voice. After all, I'm there to get your home sold-period. Right? Pass the honey.

As sellers have heard for years, it's the location of your property that counts most. Well, if your home is located next to a garbage dump with garbage trucks coming and going past your driveway all day long-I'd say location is going to be a pretty big deal...in this case getting that home sold brings the other most important factor in selling a home into play-Pricing your home correctly from the start!
Many homeowners see no problem at all starting high and they will accept offers. The big problem with this philosophy as well as the "I'm not in a hurry to sell" theory on pricing is a very important one. Smart buyers are working with agents and those agents are making good use of their local MLS. They will know their buyers price range, their requirements in a home (3-4 bedrooms etc.) and their search will include those homes. If there are plenty of homes in their categories, your home will never even be seen. You will lose valuable time on the market. In the current market, most buyers will be "making an offer" on the homes that are actually in their price range, anyway. So you have effectively priced yourself, as they say-right OUT of the market. Then, as time goes by and you reduce your price--you have what we in the Real Estate business call a Stale Listing. Pricing your home accurately from the start is absolutely crucial; especially in the competitive markets of today. Impeccible, unique properly priced homes will usually sell within the first 30 days and at asking price in this area. Wouldn't you like to make sure THAT is where your home fits in?

When I was a little girl; I was convinced that my grandmother had to be the smartest lady on earth. Today- I'm even more certain of it. While she didn't have a college education by any stretch of the imagination; she had what many people lack today--common sense and a true and sincere empathy and consideration for others. She and my grandfather also LOVED their sayings and I have to tell you; when you give these some real thought-they should be put into "law" and this world would truly be a better place! Let's take one of my favorites and put it into Real Estate practice...
The Golden Rule: Do Unto Others as You'd have Done to You.
Preparing a home to go on the market involves many things, but very basically-you'll want to make sure that your home is in good repair, clean and a place that is welcoming and greets your buyers with that warm and fuzzy feeling. These things are no secret, right? Now, let's suppose that you feel that your property is ready to go on the market and you are about to call the agent and get that sign in the yard. Let's give the house one more "going over" and try on The Golden Rule: Do unto others as you'd have done to you...Walk back through your home and ask yourself, "Hmmm, now would I want to buy a house and find out after settlement that the cute little dog that lived there before had actually been using the back bedroom closet as a potty for some time and that while the carefully placed remnant (along with generous amounts of Febreze) managed to take care of the smell temporarily, it was now leaving a lovely aroma in the clothes you have hanging in the closet? While the fact that a dog lived there should have been disclosed on the Sellers Disclosure; you as the seller might feel this was adequate-but you as the buyer...feeling just alittle duped, maybe? Another favorite saying that also applies here would be:
Put Yourself in the Other Person's Shoes
Are you getting the idea? If you are viewing your home from the buyers perspective--truly and honestly; getting your home prepared to go on the market is easy. Many sellers believe they are looking at it that way--but truly and honestly...Schedule a showing -so to speak- of your own home and put on the shoes of an interested buyer and walk through your home and ask yourself the tough questions...

Is it so much to ask to be in contact with your sellers?
I am always amazed when I meet with expired listings and they tell me, "I didn't speak to my other agent for weeks on end". "Really?" I answer. What I would like to say is, "Are you kidding me?" Putting a sign in the yard, placing ads in the newspaper and online does not complete the responsibilities, guys! While you might be facing the idea of delivering difficult news to your sellers, (such as maybe we need to consider reducing the price or we might want to consider freshening up the paint) avoiding that phone call is not only doing a dis-service to your client-but it is only making matters worse for you! Turn the tables, what would be running through your mind if the roles were reversed? Maybe something like...."Geez, did my agent just dry up and disappear after she put the sign in my yard?" This is a difficult market for our sellers...let's not make it even more difficult ...don't you agree?
